Per a May 2024 FBI.gov article, the process starts when a real estate agent is contacted by a fake property owner who wants to sell their land. A for sale sign appears on the property. The seller (the bad guy) asks for an-all cash sale and a quick closing.

The scam is based on property owner impersonation. The bad guy uses electronic communications to convince everyone that they own the property and that they get the sale proceeds.

Also, based on a 2025 FBI Boston memo, home title theft is increasing. The scheme involves the bad guy forging documents recording a phony transfer of the property. Criminals can sell the vacant home, take out a mortgage on it, or rent it. This forces the true owners to go to court to reclaim their property.

Tips to protect your property

  • Set up title alerts. Contact your county clerk’s office and ask about their fraud alert program.
  • Set up search alerts for the property.
  • Take action if you stop getting water or property tax bills, utility bills, etc.
  • Report the fraud to  www.ic3.gov, the FBI Internet Crime Complaint Center.
